• New home?  then it is important to figure out how much you can reasonably afford BEFORE you go out looking. You never want to look at homes you cannot afford.  

•  Investment property?  not only is the monthly payment important, but will the property bring in enough rent, or if cash flow is not the primary concern, is it in an area that will appreciate well, those are things you should know about before you buy. 
• Vacation rental,?  that has it's own set of facts to supply answers to. Is the property close enough to shops and beaches? What is the right kind of furniture to put in the unit? Does it generate enough income in the high season to carry itself during the rest of the year?

Not all Brokers have the same amount of experience that I  have  in all of these areas.
